Base Haus believes well-designed density is essential to community, culture and security in a city. This is about comfort and sensitivity, maintaining a sense of space rather than living on top of each other.

A backyard does not always promise privacy, so at its heart sits a courtyard: a focal point drawing in light and airflow, connecting inside to out and carrying vertical connection through the home. The plan circulates around it, with an adaptable front room for intergenerational or guest living and living set to the front, keeping eyes on the street.

Designed for a larger family, with five well-sized bedrooms and a central study, GLADEhaus proves density need not mean a smaller life. Upstairs, a generous living space and balcony lets everyone share the home without crowding.
